Nestor is a residential neighborhood in the South Bay area of San Diego. It sits just north of San Ysidro and south of Chula Vista, with Imperial Beach to the west. Its main roads include Coronado Avenue, Hollister Street, and Saturn Boulevard. It is among San Diego's lesser known and affordable neighborhoods. Nestor real estate is comprised mainly of single family homes.
Nestor is named after Nestor A. Young, a California assemblyman who served from 1884-1886. It began as a farming community consisting primarily of Japanese Americans. Along with other parts of South San Diego, it was annexed from the county in 1957.
Nestor includes various landmarks that establish its unique identity among South Bay neighborhoods. Some of these date way back, giving the area a rich history.
Located in Nestor's northern extreme, South Bay Salt Works is a salt factory established in 1871, making it one of the region's longest running businesses. For a period of time, it was Southern California's sole salt supplier. Salt ponds surrounding the facility are a well-known sight, with their mounds of crystalized salt rising from the water.
A piece of Americana virtually forgotten by time, South Bay Drive-In continues to thrive. With its multiple screens, state-of-the-art projectors, and affordable prices, visitors can expect a rare and memorable experience. Opened in 1958, it offers two movies for the price of one on each of its three projectors. Come during the day on Wednesday, Saturday, or Sunday, and you'll find the parking lot converted into a swap meet.
A nice little park with a paved walking path and playground for kids. The only drawback is a lack of bathroom facilities. Also, if you visit during a soccer game, parking may be hard to find. Ice cream trucks pass through often, playing their signature tunes.
Located in the southeastern corner of Nestor, Berry Park is a small and tranquil park with lush greenery and open areas for kids to run and play. It neighbors Godfrey G Berry elementary school, making it a popular after-school destination for students.
Public elementary schools in Nestor belong to the South Bay Union School District. Among them are Emory Elementary, Nestor Language Academy, Mendoza Elementary, and Berry Elementary. Its only high school is Southwest Senior High School. Located on Hollister St, it is a member of the Sweetwater Union High School District.
Homes for sale in Nestor remain among San Diego's more affordable housing options. An increasing rarity in San Diego, some properties are priced below the $500,000 mark. It is a highly urbanized community, with 57 percent of the planning area dedicated to residential land use. Commercial land use comprises only 5 percent of the area, while industrial land use comprises 3 percent. Public facilities including schools and parks cover 20 percent of the area. The remaining 15 percent is dedicated to agricultural uses, mineral extraction, and vacant land.
The vast majority of Nestor real estate is made up of single family homes. These vary from one to two stories and an average of three to five bedrooms. Meanwhile, their size ranges from just over 1,000 square feet to over 2,000 square feet. Most are built in contemporary and modern architectural styles. Though most homes here were built decades ago, many are recently renovated, and feature stylish upgrades like marble counter tops, new cabinets, and freshly painted exteriors.
Nestor includes a few condo and townhome developments, offering more affordable alternatives to its single family homes. Most are priced well below $500,000 and include multiple bedrooms. They are ideal for singles, couples, and small families. HOA fees tend to be very low, and some offer incentives for veterans, who are numerous in the San Diego area.
